We are officially in the heart of summer, and if your July looks anything like mine, your calenadar is probably filling up fast. The weather is beautiful, the energy is high, and everyone is trying to make the most of the sunshine.

Whether you're looking for a new place to call home, planning an epic road trip, or just setting up camp under the stars, July is a massive month for big moves and great memories. To help you keep things smooth, fun, and stress-free, I've put together a quick summer checklist.

1. Navigating Peak Home Buying Season (and the Flood Question Most Buyers Miss)

If you've noticed a few more "For Sale" signs in your neighborhood lately, you aren't imagining it. July is prime home-buying season. Families love to move while school is out, and the summer light makes every property look its best.

If you are currently house hunting or right in the middle of closing on a new place, don't forget to review your insurance options early in the process. Getting your homeowners coverage squared away ahead of time means one less piece of paperwork to worry about on closing day, letting you focus on the fun stuff, like deciding where the couch goes.

One question that's easy to overlook until it's too late: is the home in a flood zone? Flood zone status determines whether you'll be required to carry flood insurance, and it has a way of showing up at the worst possible time, at the closing table, when your lender suddenly tells you a policy is required.

2. The Great Summer Road Trip: Drive Smart

Nothing beats throwing a map in the glovebox and hitting the open road for a summer vacation. But before you cue up your favorite playlist, keep these three golden rules of the road in mind:

  • Take frequent breaks:Driver fatigue is real, especially on long stretches of highway. Stop every couple of hours to stretch your legs, grab a coffee, and reset your focus.

  • Don't drive angry:Summer traffic, construction delays, and packed highways can test anyone's patience. Take a deep breath, keep your cool, and remember that getting there safely is the only thing that actually matters.

  • Never drink and drive:This one goes without saying, but with summer barbecues and holiday parties in full swing, always have a designated driver or a rideshare app ready. Let's look out for each other on the road.

3. Camping Out? Keep It Wild, Keep It Safe

If your idea of a perfect July involves getting off the grid and heading into the woods, you are speaking my language. Camping is the ultimate way to unplug.

If you're building a campfire for warmth or those mandatory s'mores, always completely put out your fires before turning in for the night or leaving camp. Wildfires can spark from the tiniest leftover ember. Drown it with water, stir it, and drown it again until the ashes are cold to the touch. 4. Pools and Trampolines: Summer Fun Comes With Summer Liability

If you've got a pool or a trampoline in the backyard this year, they come with more than just good times. As a homeowner, you're responsible for injuries that happen on your property, even if the person who got hurt wasn't invited. The neighbor's kid climbing the fence for a swim or getting hurt jumping on the trampoline, these are the kinds of claims we see every summer.

A few things worth checking:

  • Fencing and self-latching gates around the pool (a lot of towns require this)

  • Trampoline nets and proper anchoring

  • Making sure your home policy's liability limits go beyond the bare minimum

  • An umbrella policy for extra protection if a claim ever exceeds your home policy limits

5. Watch Out for the Storm-Chasing Roof Salesman

Summer storms roll through, and right behind them comes a familiar face: the contractor canvassing your neighborhood, clipboard in hand, promising that your insurance company will buy you a brand new roof after a little hail or wind.

Sometimes the damage really is significant and a claim is the right move. But plenty of the time, this guy is pointing at two tiny blotches on your shingles, getting your hopes up, and talking badly about your insurance company, all while he's really just trying to drum up business. Your roof may be perfectly fine, and filing a claim you didn't need can follow you at renewal time.

Before you sign anything or agree to a claim, give us a call first. We'll help you figure out whether the damage is real and worth filing, or whether you just got a good sales pitch. Get a second opinion from someone who isn't the one getting paid to find damage.

6. Life Insurance: There's No Wrong Month to Fix This

Here's a stat that stops me every time I see it: roughly half of Americans either have no life insurance at all or don't have nearly enough to protect their families. Summer tends to get filed under "vacations and cookouts," not "important financial decisions," but the truth is any month is a good month to get this fixed. There's no season that makes it more urgent, and no season that makes it less.

If you've got a policy through work and think that's enough, it's worth a second look. Group coverage is usually much smaller than what your family would actually need and doesn't move with you if you leave the job. If you've never gotten a policy at all, or it's been years since you looked at your coverage, let's talk. It's a short conversation, and it's one less thing hanging over your head the rest of the year.
